Turn over the warranty page and read the maintenance clause. It usually asks for inspection, prompt repair and records. That clause matters more than the name on the cover. In Prescott Valley, AZ, a roof meets hail, freezing mornings and daily swings near 30 degrees, so the care a warranty requires is real work. Makers differ in the systems they are known for, and each is described below with how we install, repair and document it.
Every manufacturer system
Several makers supply the sheets used on large low-slope roofs. Carlisle and its sister brand Versico, Holcim Elevate, Johns Manville and Sika Sarnafil all offer membrane systems with welded or adhered seams. Each has its own detail for flashings, edges and curbs. We follow the written detail and photograph the result.
Duro-Last is known for prefabricated membranes cut to fit each roof, which cuts time on the deck. Soprema and GAF offer bitumen, liquid-applied and single-ply systems under one name. Layered systems resist punctures and hail well, and they add weight, so the deck gets checked first.
A warranty holds only if the roof is cared for. The roof is walked, the seams are probed and the findings are photographed. Drains get cleared before the July to September monsoon. Repairs use compatible materials and follow the maker's details. The warranty file ties each step to a date.
Hail is a common test. Pea-sized hail fell on town on July 20, 2026. Stones that small seldom hurt a sound roof, yet the roof is photographed after a storm so the file shows its condition before and after.
Keep the paperwork in one place. The warranty, the first inspection photos, each repair note and each invoice belong together. A buyer, a lender or a maker's representative will ask for them in that order.
Start with the building, then the deck, then the maker. A plant on Fain Road and a retail roof on Glassford Hill Road may use the same sheet and still need different details. A welded TPO sheet and a layered modified bitumen assembly, for example, ask for different edge metal, different curb flashing and different repair habits.
It can if the work departs from the maker's details. We follow the written detail and record the date, product and location of every repair.
Only when the materials are compatible at the joint. A test patch and a check of the written terms come first.
The assembly matters more than the label. Thick, layered systems with firm cover boards take impact better than thin sheets over soft insulation.
We start a new file from a fresh walk, note the sheet type from markings and cores, and contact the maker if records exist.
Ask for a roof walk and send any warranty papers. We will deliver a written findings sheet with photos before any repair is priced.
